The Weber Spirit II E-310 3-Burner Propane gas grill carries an overall 10-year warranty.

Deals on Weber gear are fairly rare. I believe the line is under a MAP agreement. MAP = minimum advertised priced. It’s an agreement between manufacturer’s and resellers to maintain a minimum price.

As of 2/22/23 I’m hearing reports that some Home Depots have this for $390. This is going to be a YMMV sort of deal. YMMV = Your Mileage May Vary. Check your local store to see if this deal is available.
